Handy Hadley provides two types of service: Evaluation of work
needed and Coordination/Completion of work needed.
- Working with the seller to determine repairs or improvements
that need to be completed prior to the home being put on the market.
These can be functional, mechanical and cosmetic items.
- Assisting the seller and realtor in analyzing the buyer’s
inspection report. We will help determine the best course of action
by providing timeframes and line item estimates for the repairs
requested by the buyer.
- Working with buyers to analyze the functional, mechanical and
cosmetic repairs that may need to be done. While this service
does not replace a professional inspection, it will provide a
high level overview that will help the buyer decide whether to
pursue the expense of a professional inspection.
- Assisting the buyer and the realtor in analyzing the professional
inspection report. We will help determine the best course of action
by providing line item estimates for issues revealed on the inspection
report. The buyer and realtor can then determine items to be resolved
by the seller, items the buyer will resolve after closing and
items that will be left unresolved.
- Provide customer detailed analysis of work to be completed,
who will be doing the work and estimated cost.
- Coordinate completion of work.
- Kevin or one of his employees will complete most work.
- Subcontractors will be used in areas outside Kevin’s
expertise, when it is less expensive, and when city, state
or federal code requires the work be done by one of the licensed
trades (electrical, plumbing, and heating and air conditioning).
- Communicate status of all work and to date cost with the customer
and realtor.
- Provide all documentation of repairs required for closing.
